Kai Malu Market Update 2018

With more than half of the year, the Kai Malu market is sitting pretty with $10.6 million in running sales volume which is good enough for an average of 1 unit sold per month since the start of 2018. Buyers have been extremely active with their purchases as only 1 of the 7 units sold took longer than 6 months to find a new owner. On a good day, buyers can buy into Kai Malu for around $650/sqft; while buyers looking for the best pay up to almost $1100/sqft.

This year’s sale are concentrated in the middle and upper tiers. The good news is, buyers can still get into Kai Malu for around $1.1 million which is great considering the community amenities at your disposal. Two of the upper market units sold for around $1.8 million, while most of the buyers in 2018 settled for a middle of the road price close to $1.5 million.

Kai Malu Condos For Sale

With a total of 9 Kai Malu Condos For Salebuyers will be liking their odds as they look to leverage the best deal. Just about $15 million of inventory sits on the market at this time with 1 unit being listed longer than 1 year and the rest coming to market in the last 6 months. When there is an excess of supply, buyers will have the advantage of turning to other units as substitutes if they are not willing to meet a seller’s price.

The market is pretty much evenly split between the lower end, middle market, and upper price points with a median list price of just under $1.6 million. The $1.3 and $1.7 million price points are the most heavily represented with a 60/40 split in the number of listings. In a good market, we have seen units max out around $1.95 million; on the other hand, we’ve seen unit picked up for pennies on the dollar at a around $1 million.
