It has been instrumental in facilitating the sale of Ho’olei Villa 81-6 and Hoolei Villa 52-1, two luxury Wailea condos that were not publicly offered for sale.
Top 3 2017 Residential Sales by the Sayles Team
4305 Melianani Place is in the prestigious neighborhood of Wailea Highlands and presented itself as a rare opportunity for our clients to pick up a world class property at a cut price. The property is extremely special because of the 1 acre it sits on and the elevated location that allows the home to take advantage of sweeping view just beyond the infinity pool. With 4 bedrooms, 4.5 bathrooms, and 6000+ sqft of interior living space, this grand residence is all about space, open-air, elegance, and privacy.
The property was initially brought to market in the 8 figure range at the end of March. After falling out of escrow once, the property received a $3 million price reduction where it was able to peak the interest of our clients. We are happy to say, we closed for a final sale price in the $8 million range which is more than $4 million off original asking.
Originally brought to market in the middle of March 2017, it was listed in the mid $900k range where the buyers stood firm on their list price. The property is 2 acres of pure Haiku bliss with a main home that is 3 bedrooms, 2 bathrooms, and a little over 1500 sqft; there is also a separate detached cottage on the property that is also 3 bedrooms, 1 bathroom, and just under 1000 sqft.
The home was built in the last decade and has been meticulously cared for as evident by the pictures. The sellers eye for detail and finishes makes the home a superior buy for our clients. The sellers are the orignal owners, so our clients are the 2nd family to occupy the home and make it their own. The sellers shrewd negotiators and would not part with the property unless their full asking price was met, we closed for $948,500 after a 6 week escrow.
We brought this unit to market in April 2017 and were able to enter escrow after 4 weeks on the market.151 Keonekai Road stood out as an excellent value on the Kihei market because it featured two seperar dwellings on a singular property. The main house and cottage are separate so there is plenty of privacy. The home resides on a flag lot in the desirable community of Keonekai Heights.
With just about 1/3 of an acre of land, the property provides plenty of room to stretch out and enjoy what it has to offer. My favorite feature of the home was to be the outdoor living space. After 2 months in escrow, we were able to close the deal for $920,000 which was about 5% off original asking price.

We initially listed this unit to market in the beginning of June 2017 which was close to the peak of the Ho’olei market. A few factors played into the pricey list price: the villa’s elevated location in the top row, private corner location, and bordering views the Old Wailea Blue Golf Course and ocean views. The top row units are valued so highly for their elevated and panoramic view corridors.
When it was listed on the market, Ho’olei Villa 52-2 was easily the best unit for sale in complex with it being the only Maile floor plan available. The Ho’olei Villa 52-2 was originally sold in 2008 as an original developer offering, so this is the first time it will be transferred to a 2nd owner.Sold as the highest priced unit 2017 for $3,160,000
We are proud to have represented the buyers on this gorgeous corner villa with sweeping views of the Grand Wailea. Because this is a corner unit, it has more privacy than some of the inner units (2, 3, 4, 5). A private garage plus additional parking and storage make Ho’olei perfect for any lifestyles. After about 6 months on the market, our buyers were ready to make on offer on the unit and ended up closing for more than $150k off original list price for $3,133,500.

Villa 5202 was offered as a resale unit originally built in 2009 and has since been on and off the market over the last few years. It underwent two price reductions which peaked the interest of our clients and excited them enough to write an offer. After some back and forth, we are proud to say we were able to close for over $350k under original asking at $3,125,000. .
