Wailea Palms 2017 Market Update
2017 was a productive year for the Wailea Palms complex where it saw 9 units sold for a total sales volume of $9,294,500. Seeing that kind of production is great for the Wailea Palms community because it does not have the short rental capability like its next door neighbor, the Palms at Wailea. More than half of the units sold took 3 months or less to find a buyer, while the remaining units closer to 9 months to a year to sell.
The 9 closings came in waves. The year started out slow with no sales in January, then 1 in February, 1 in March, and 2 in April. After those 4 closings in quick succession, the market cooled for 6 months before winter activity came hot and heavy. October saw 1 sale, November saw 2 sales, and December saw 2 sales. The sales this year were representative of the wide array of Wailea Palms units. 4 were sold in excess of $1 million, 2 in the $900k range, 1 in the $800k price point, and 2 in the $700k range.
