It’s a simple numbers game—owning a residence at One Palauea Bay (OPB) is an extremely rare opportunity. If the community’s name sounds exclusive, that’s because it is! Market Activity

For a neighborhood the size of OPB, it has relatively active market, with homes priced from $4,500,000-$20,000,000. That big of a price discrepancy previews the large range of options. Additionally, vacant land is priced between $2,000,000-$5,500,000; and on the rare occasion a vacant lot hits the MLS, they tend to move quite quickly.

A testament to this fact happened only a few months ago. 34 Ualei Place was a vacant lot that was slated to be listed on the MLS; however once word got out amongst the Maui REALTOR community, it sold as a pocket listing (i.e. before it could even be put on the market)!

Since the start of the year, 2 homes have been sold in OPB. One for $5,000,000 and the other for $8,150,000. A little earlier in 2013, there was a bit more inventory, but a few sellers decided to take their properties off the market. There is currently just one, semi-completed home on the market, and just this week, another vacant lot was listed for $2,850,000.
