October 2025 Maui Market Report

  • Sales rebound across the board: Both single-family and condo sales rose month-over-month, signaling early signs of renewed momentum as Maui enters its traditional peak sales season.
  • Fed rate cuts boost buyer confidence: Improved affordability from September’s rate reductions is helping bring buyers back to the market, especially for well-priced, move-in-ready properties.
  • Single-family homes hold value: Sales rose 21% year-over-year, while the median price dipped just 4%, staying within a stable range despite shifting market conditions.
  • Condos gain volume, lose ground on price: Condo sales climbed from 45 to 62 units, but the median price dropped to $625,750—offering new affordability for buyers after a 15% annual decline.

Maui’s real estate market showed early signs of renewed momentum in October 2025 as we moved into the traditional peak sales season, with total sales rising month-over-month across both single-family and condo segments. Buyer confidence appears to be improving, likely supported in part by the Federal Reserve’s rate cuts in September, which have begun easing borrowing costs and contributed to a modest uptick in activity. While pricing trends remain mixed across property types, competitively priced homes continued to draw interest, and sellers aligned with market conditions are seeing results.

Market Activity by Maui Region in October 2025

Looking at the real estate activity by region, and a few numbers standout. First off, Central Maui saw increases in volume across the board with homes, condos and parcels of vacant land all higher than this time last year. In our experience, “entry level” homes in Wailuku and Kahului (think $1-1.3 million) remain the most competitive sector among buyers island wide. We still see well-priced properties garner significant interest as soon as they hit the market. Elsewhere, home sales in Haiku saw a 100% increase year over year, with 25% of those sales being above list price. Coupled with median days on market dropping by 40%, and we can see it was a popular month to purchase on the North Shore and live the AG lifestyle!

Highlighting South Maui and West Maui

It continues to be a tale of two market sectors in Maui’s main resort regions, with single-family homes and condominiums trending in mostly opposite directions. First off, sales of residential properties were up 100% in West Maui and 111% in South Maui signifying a return of buyers after an extremely slow period last year. Furthermore, the luxury market in West Maui gained significant traction with 5 transactions boosting the median sales price region wide to nearly $4 million. On the other side of the coin, condos prices continue to drop. Kihei condos in particular (which we recently highlighted in depth) are experiencing significant pricing pressure, as the median sales price of $550,000 represents a nearly 30% decrease from October 2024.

October 2025 Maui Residential Update

Single-family home performance remained steady in October, with total sales rising month-over-month to 64 units and up 21% from last year. With a slight 4% decrease year-over-year, the median sales prices remains within the stable range seen over the past several months, a sign the segment is holding value despite shifting market dynamics. Buyer engagement continues to improve as rate reductions offer some relief, and well-presented properties priced in line with current market expectations are seeing traction.

October 2025 Maui Condominium Update

After hitting a record low in September, condo activity saw a welcome lift in October, with sales increasing month-over-month from 45 to 62 units. The median sales price, however, dipped to $625,750—a new yearly low—reflecting a 15% decline year-over-year. This continued price softening provides expanded opportunities for buyers who were previously priced out of the condo market and seasonal demand tailwinds could help stabilize this segment further as we head into year-end.
