Condo sales in August 2026
The condo market continued to show solid transaction activity, with 68 sales (+19% YoY) as the median price declined to its lowest level in more than five years. South Maui was the clearest driver, with 34 sales (+48% YoY), including 27 in Kīhei (+59% YoY), where the median price declined 28% to $513,500.

West Maui also recorded 24 sales (+20% YoY) despite its median price declining 11% to $600,000. Condo sales South Maui vs West Maui

Median sales prices continue to head downward for both regions of Maui, however the year-over-year comparison for the month of August shows greater price resilience continuing in the South Maui market.
The August 2026 median sales price for South Maui condos reached $715,000 which is a minimal drop down of only 2.7% from the Aug-2025 number of $735k. West Maui’s August 2026 median sold price of $570,000 is down 15.6% from the Aug-2025 number of $675k.

One very positive sign for the West Maui market is the August sale of The Resort at Kapalua Bay #2101 which sold for $12.5M. This is the first ultra high end condo sale ($10+ Million) to close on the West Side so far this year.
Luxury sales of Makena condos continue to add to the overall positive trends for South Maui. Makena Beach Club & Residences #KV-1B closed on August 31st for $10.75M. This is the second sale over $10M in the community this year.
