Maui’s housing market remained active in July, with single-family home sales totaling 54 transactions (-10% YoY) while the median price settled at $1,165,000 (-11% YoY), marking the lowest median price of 2026 but remaining within the broader range experienced over the past several years.
The condo market continued the stronger sales pace established in June, with 81 sales (+53% YoY) and a median price of $685,000 (+1% YoY). Although median days on market increased to 114 days (+6% YoY), activity remained healthy as buyers continued responding to well-priced opportunities.
Toward the end of July, new escrows remained active while 71 sellers adjusted pricing (all reductions), representing 4.6% of the active market, reinforcing that strategic pricing continues to be one of the strongest drivers of buyer activity.

Residential sales in July 2026
Single-family home activity remained relatively stable in July, with 54 sales, just six fewer than the same month last year, and a median price of $1.165 million. The lower island-wide median sales price was driven in part by a shift in where sales occurred, as Central Maui led the island with 21 sales, followed by Upcountry with 13 sales (+44% YoY) and South Maui with 10 sales.

At the same time, higher priced West Maui recorded just six single-family sales, contributing less influence on the island-wide median than in many previous months. Buyers also acted more quickly, with the median time on market improving to 83 days (-12% YoY), the shortest since March 2025, reflecting continued demand for competitively priced homes.

Condo sales in July 2026
The condo market continued building on June’s momentum, with 81 sales, the second-highest monthly total since May 2024, supported primarily by South Maui (40) and West Maui (21), where activity increased 43% and 40% year over year, respectively.

While median days on market reached 114 days, buyers remained engaged as pricing held relatively stable island-wide. Central Maui also stood out, with condo sales increasing 56% year over year and the median price rising 55%, illustrating that demand extended beyond the traditional resort markets.

Key differences between South Maui and West Maui condo markets

Condo sales in South Maui reached 40 closings in July 2026, right on the heels of June’s 42 sales. This could be a positive trend forming as these are the two strongest months for the region we’ve seen since at least early 2025. Another bright spot for South Maui is July’s median condo sold price of $792,500 which is up 12.4% year-over-year from $705,500 in July 2025. Days on market also improved, dropping about 15% to just 112 days (July 2025 was 131 days).
South Maui gets a special acknowledgement for a rarely seen signal of market balance amid so many volatile conditions. July is the first month in a long while where the number of sold condos (40) versus new listings (49) is close to parity. This is a big departure from recent months where the number of new listings often outnumber sold listings by a ratio 2-to-1, or sometimes even 3-to-1 like we saw in January 2026 which had 20 condo sales and 73 new listings.
West Maui condos, in contrast, had only 22 sales in July which is a very precipitous 45% month-over-month decline from the previous month high which had 40 sales. This is the largest single month-over-month drop seen since well before January 2023 and illustrates how West Maui and South Maui may be headed in different directions in terms of sales volume.
One positive highlight for West Maui is the ratio of list price to sales price which reached a 12-month high in July. Condos in West Maui sold at a median of 93.6% of original asking price which outperformed the South Maui ratio which had a median of 91.6%.
Luxury condo sales remain strong in South Maui

We were honored to represent the Hoolei Villa 63-5 in July which closed for $4,500,000. A true win-win deal with everyone involved walking away from the closing table with smiles on their faces.
It was an emotional sale for sure, the memories the sellers made here since 2008 were absolutely priceless.
But that’s what made the closing even more special…
They were genuinely excited to pass the torch and see the new owners create their own memories at this incredible property for years to come.
July was a big month for luxury condo sales over $3M, which had a total 6 closings, and 5 of those sales were in Wailea & Makena at the following communities…
- Wailea Point 1103 sold for $6,950,000
- Wailea Beach Villas PH503 sold for $5,250,000
- Ho’olei Villa 63-5 sold for $4,500,000
- Makena Surf E-205 sold for $3,999,999
- Lai Loa – 60-202 sold for 3,500,000
Notably, there were zero luxury sales in West Maui in July, and the region has unfortunately had a 4-month streak without any condo sales over $3M. Over the last 12 months, South Maui has had 24 luxury condo sales while West Maui has seen only 8.
