Greetings and welcome to another edition of your insightful monthly Maui real estate update! Every month, we break down the most recent data and help decipher the most important numbers. February 2025 was a quiet month for Maui real estate, with total sales dropping to levels last seen in May 2020 at the onset of the COVID-19 pandemic.

The market saw 25 fewer listings than the previous month. Despite the slowdown, the pace of sales remains steady at around 100 days, while median prices continue to hold at recent levels. Inventory levels indicate a shift in market dynamics, with six months of supply for single-family homes—signifying a balanced market—and 14 months supply for condos, placing them firmly in a buyer’s market.
Market Activity by Maui Region

Compared to February 2024, the North Shore of Maui saw a noticeable spike of sales activity, up a staggering 167%. Now when we frame this number with the other mainly residential regions of our island — Upcountry and Central Maui — this increase is even more noteworthy, as those regions saw total sales drop by 19% and 40% respectively, versus the same time frame last year.
South Maui and West Maui

As for the two main resort areas on island there are a few main data points that stick out from this month’s report. The one that probably stands out the most is median sales price, especially in West Maui. Compared to just last month, January 2025, condos sold for about 40% more. Single-family homes saw an even more drastic increase from last month, selling for about 75% more. As for South Maui, activity for single family homes has nearly drawn to a stand still. Total sales were down 69% year over year, to just 5 recorded transactions all month. Furthermore, properties are staying on market longer than ever, up 140%—averaging nearly 8 months on market.
Maui Residential Sales in February 2025

With reduced sales activity, market statistics are experiencing greater fluctuations. In February, the median sales price jumped to $1,395,000, approaching the record high. Despite this increase, 60% of properties sold for less than their original list price. Among these properties, the average sales price was 11% below list price, or approximately $270,000. Serious buyers are still active, with one in four properties selling above list price in most market areas.

A deeper dive into the market reveals that the median price for Maui short term vacation rental condos was around $950,000. Final Thoughts for February 2025
February’s quieter market underscores a clear bifurcation in Maui real estate: a balanced single‑family home segment contrasts sharply with a buyer‑favored condo market, while luxury vacation properties continue to command premium pricing. Despite lower transaction volumes, rising median prices signal resilient demand—especially in West Maui—tempered by growing inventory. As we move into spring, motivated sellers and discerning buyers alike can expect continued opportunity amid a market that’s finding its new equilibrium.
