Kihei Villages is a popular market for buyers because of their low prices, proximity to the beach, and low monthly maintenance fees. Primarily buyers in the community are purchasing their first home or planning to use it as an investment property. Every month in 2017 saw at least one sale with July and August being the most productive as they represented 28% of all sales. From a value perspective, it doesn’t get much better than Kihei Villages; buyers can expect to pay anywhere from $300-$500/sqft.
Units at Kihei Village experience strong demand; 84% of the units sold within 6 months of coming to market and only 2 units took longer than 1 year to sell. Buyers should expect to write competitive offers because of the strong demand; on average, units sold for 96% of the list price. The $200k price range was by far the most where it represents 69% of the units sold in 2017.
