Grand Champions Market Update 2017

By Grand Champions standards, the market slightly underwhelmed where it saw a 35% decrease in the total number of sales from 2016 and a decline of more than $4 million in total sales volume. Although the numbers were down, it can partly be contributed to the low inventory across Maui; you can check out our recap of 2017 sales here. The low inventory contributed to an increase in median sales price where 2017 saw a $50k+ gain to $640,000. August, October, and November were the only months to not see any sales in 2017.

The most interesting part of the date lies in the buying behavior and sale prices. 3 buyers were able to scoop up great deals and purchase properties in the $500k range, which is in the low $600/sqft range. On the high end of the market, 2 buyers spent in the mid $700k range to secure their properties. The upper $600k price point was the most productive with 4 sales total. The most stand out stat of the Grand Champions market has to be the days on market. Of all of the units sold, no unit took longer than 6 months to be listed, find a buyer willing to write an offer, enter escrow, and finally close for the agreed sale price.
