Latest Closings at Villas at Kenolio
As the first listing, Villas at Kenolio 12J marks what hopes to be a productive year for the market. Brought to market on Halloween day, the unit was met with some interest, but the unit still underwent 1 slight price reduction in an effort to gain stronger public interest. Originally built in the early 2000’s, the unit was sold in a more or less original state and is a bit more plain design wise compared to some of the other units sold.
Although the unit did temporarily enter escrow, the unit fell through and received about a $12k price reduction that peaked the interest of the buyers. As a 2 bed, 2 bath, 771 sqft unit, plus 127 sqft of outdoor lanai space, the condo was a great buy because of the the spacious layout and attractive price point.
The unit finally sold for $365,000, $20k off original asking.
Villas at Kenolio 3D was the last closing of 2017 and it sure was a doozy. Impeccably designed with sky blue paint tones throughout, the atmosphere of the unit is reminiscent of the beach that is just a 2 minute walk from the complex. Located on the first floor, the unit is able to offer a fully covered lanai with open views of the green space that closely resembles the greenery of Upcountry.
The unit has been upgraded over its time which is evident from the attention to detail. Upgrades include: stainless steel appliances, stacked washer/dryer setup, and four split A/C units. To make the deal even sweeter, it was sold completely furnished.
The unit was listed on the first day of December and only needed 2 days to find a ready, willing, and able buyer. The unit closed after a 3 day escrow for a final sale price of $385,000, $5k above asking.
Sold as the 2nd highest priced listing in the community, Villas at Kenolio 3C is representative of the premier units at the complex. Decked out head to toe in upgrades and warm paint tones, the unit’s large ambiance is enhanced by the vaulted ceilings in the kitchen and living room to an extent. As a 2nd floor unit, the unit has two things going for it, the elevated outdoor lanai and southwest facing views of the community green belt. From the lanai, the views of the greenbelt look almost as if you are Upcountry.
Listed in the 2nd week of December, this is the 3rd time the unit has been up for sale. When this unit came to market it was met with strong interest because of the high level upgrades and private location in the community. The unit was barely on the market 48 hours before the sellers accepted an impressive offer. The unit sold for $417,500, more than $20k ABOVE asking.
2017 Villas at Kenolio Market Update
In 2017, the Villas at Kenolio saw $5,489,400 in total sales volume. With 14 sales in the year, the market was able to average a little over 1 sale per month; although the market averaged 1+ sale/month, the sales came sporadically with some months more productive than others. September was the most productive with 3 sales, while March, April, August, and October did not see any sales. Transaction volume really began to pick up in the 4th quarter of the year.
The Villas at Kenolio see a fair amount of production because of their location across from the beach, low density, and private community atmosphere. This year, the market operated in strict price range of $90k from the lowest priced unit sold to the highest priced unit sold. The $3ook range was the most dominant with 1o sales, while the $400k range saw 4 sales.
