2017 Winter Closings at Kai Malu

Brought to market in early February, Kai Malu 51B is an awesome 3 bed, 2.5 bath, 1852 sqft unit with two floors of luxurious living. This property is especially special because of the large fenced in yard it sits on which is double the typical the Kai Malu yard. The outdoor lanai has been custom designed to take advantage of the large yard by adding an additional 4 feet of lanai space. With a ground floor master suite of the ‘Honua’ floor plan, this type of unit is valued for its convenient layout.

The unit was first listed in the $1.4 million range and needed to undergo some price reductions before it was able to attract serious interest. Upgrades to the unit include: crown molding, cherry cabinets, lofted ceilings, central air conditioning, and GE Profile stainless steel appliances. After about 7 months, the unit finally entered escrow and closed for $1,275,000, more than $150k off original asking. 

Kai Malu Market Update 2017

The Kai Malu market experienced a great year with 13 sales worth $17,485,000 in total sales volume. Although the market averaged more than 1 sale per month, not all sales happened in each month of the year. The sales came sporadically throughout with the latter half of the year being the most productive. 75% of the sales came in July or later with October, November, and December being particularly productive; January, March, May, and August saw no sales. Interestingly, 66% of the units sold within 6 months of the market, while all units sold within 1 year of being listed. 

The sales this past year in 2017 tell an interesting story; 10 of the 12 units sold were all in $275k price range from one another. The sales of these 10 units tend to be clustered in the lower end of the market where they sold for around $650-$750 price/sqft. Two units sold in excess of $1.5 million and is just about the price point that the upper end of the market fetches.

The Kai Malu market is full of inventory at the moment with a total projected sales volume of $11,993,900. All of the units for sale represent the mid to upper to of units available at Kai Malu, so buyers should be willing to spend that kind of money if they want to get into Kai Malu. A few have been on the market for quite some time now and represent excellent options to write tempting offers for. The bulk of the units are priced in the $1.3  and $1.4 million range, while 1 is listed in the $1.5 million range and another listed above $1.85 million.
