Initially brought to market in the middle of summer, Hale Kamaole unit 254 was priced slightly below the top of the market at just under $600k; after about two months on the market, the unit entered escrow and closed for $590,000. The unit’s value was boosted with a recent remodel in 2013, so the unit feels clean and newer with older touches from 1974 (when the unit was first built). The design and flow of the unit balance out to gives the unit its unique Hale Kamaole character.
According to the MLS data, the unit is a two bedroom layout with a loft, but the sellers utilized it as a third bedroom; so depending on its needed use, it could be a second living area or be kept as a third bedroom. I personally enjoy the lofted units when used as study or office because of the open railing, it does not provide much privacy. The unit carries a $676 maintenance fee, but that could be easily offset by potential short term rental income.

Hale Kamaole Market Update
This year to date, there have been 4 Hale Kamaole units sold for a running sales volume of $2,187,400 with an average sold price of $546,850; the average sold price per square foot in 2016 is $525.28. Compared to the same time last year (Jan.-Nov.), the 2016 sales data is outperforming 2015 by 1 unit sold. If the three units in escrow close before the end of the year, 2016 will also outperform 2015. Typically with vacation rental communities like Hale Kamaole, contracts written tend to coincide with the busy season because of the influx of visitors during summer, winter, and spring; on other occasions, buyers like to take time to decide on their buying decision, so some contracts are executed a few weeks/months after the busy seasons.
Remodeled unit sold last year with soothing ocean tones
- $417,500-Sold for $30k off original list price, the unit features 1 bed and 1 bath with 778 square feet. The unit is on the smaller side for the complex, but it has been taken great care of and cleaned regularly, so the unit was sold in great shape.
- $569,900-After a month on the market, $30k was negotiated off the original list price which was a great deal considering it was a unit with a loft. The newer kitchen is designed for maximum storage, full extension drawers, the wide counter open to the dining area is complete with high quality built-in bookshelves.
- $590,000-Unit 254, featured above.
- $610,000-The highest priced unit to sell this year, this particular unit is on the edge of the community with excellent ocean views from its second floor lanai. The unit could use some upgrading, but the views from the unit are where the unit derives its value.
Hale Kamaole Condos For Sale
The units priced in the upper price range are more desirable because of the added lofted space and because of ocean views from the units in the higher perches. Interestingly, more than half of the units are listed in the $400k range, so in that area there is a lot to choose from; some in need of TLC, while others have been renovated within the last decade.
