Kai Malu November 2016 Market Update

Just Listed Kai Malu 21A

Listed in early November, Kai Malu 21A is priced accordingly in the market at $1,375,000. A standout feature of the unit is the solitude and spaciousness of this 3 bedroom, 2 ½ bath “Lewa” floor plan. A quiet and private setting are ensured as this community has no vacation rentals, so the community is calm throughout the year with a minimal amount of traffic in and out of the complex. The villa also received a complete remodel three years ago, so the interior of the unit has crisp and clean feel to the unit; a total of $300k+ in upgrades have been made. Kai Malu Market Update

This year to date, the Kai Malu complex has been averaging more than one unit sold per month with a total of 13 exchanging hands so far. 2016 sales number already beat last year’s sales data by the end of September, so the Kai Mau complex has seen very high demand this year. Another interesting point is that 9 of the sales have closed in the latter half of the year. The complex boasts a running sales volume $17,226,000 with Kai Malu units selling for an average sold price of $1,325,076. Interestingly, in 2015, 3 units sold in excess of $1.6 million; whereas no sales have sold above $1.55 million. 362884-2

The lowest priced unit sold this year closed for $1,012,000. Lovely pastoral garden & Ulupalakua views from the master suite, living room, kitchen & 3 lanais, plus Ocean & Kahoolawe views from the second floor. Vaulted ceilings capped with architectural crown-molding enhance the light-filled living room. The unit was on the market for awhile, but once it was reduced to the rifht price, the unit entered escrow immediately.

Kai Malu Condos For Sale

Compared to previous years, the available inventory at Kai Malu is on the slim side. There have been times where inventory has reached close to 15-20 Kai Malu units for sale at a time. When there are that many listings, the market tends to become saturated and stagnate.
