Wailea Golf Vistas Market Update

The Golf Vistas market is quite complex. To get a premier home in the neighborhood, somewhere above $3 million is the minimum that is required to get an excellent property. However, there are homes available in the $2 million range; but the homes that are in this range would need some upgrades to bring them up to par. Thus, some buyers make the trade off of looking in say, Wailea Kialoa or Wailea Golf Estates where in that price point of $2-$2.8 million your dollar gets a much more quality home.

4372 W Waiola Street sold for $1.5 million

There has not been much activity in the neighborhood. The Wailea residential market only does so much business a year and the transactions are minimal compared to condo numbers. Only been three homes sold in the neighborhood for $1.5, $3, and $3.6 million. The home that sold for $1.5 is actually 4372 W Waiola which is now on the market for $2 million ($1,950,000), it was originally sold in late January of 2014. The home that closed for $3.6 million was on the market for $4.5 million at one point and it closed for $900k off the original asking price after 2 week all cash escrow.

At the moment, there are six active listings in the neighborhood in the range of $1.95-$4.5 million. The current average list price of a home is just above $3.35 million at$3,380,500 to be exact. The home listed at $1.95 million is still a great deal, although it will need a few touches makes it pop. The home listed at $4.5 million is a top of the line property, expertly finished and superbly designed it is well worth its value.

Although I have not walked through the property yet and just by looking at the numbers and location of the home, it surely does justify the $4.5 million price tag.
