The Wailea Fairway Villas is a popular choice among those looking to snag a good deal. The condos usually trade for up to a $1,000,000, but on rare occasions have been known to go for under $500k! The discrepancy in price can be attributed to many things. For one, location and view set the units apart from one another, multi-million dollar views for a fraction of the price. Another is the quality of the interior, many units have been renovated to meet modern amenities. Combine an excellent view with high end finishes and there’s the million dollar mark.

Stunning West Maui views

The market is a lot more calm than in past years, so far in 2014 there has been only four units sold. On the low end, a sales price of $480,000 was enough to seal the deal for a 60 day cash escrow. Whereas on the high end, only a full price offer would suffice as the unit closed for $999,000. The two other units sold for $600k and $606k; the average sold price in the community is $671,250. Right now, there is a condo in escrow that is listed for $559,000.

Unit X103 is the highest sold unit in 2014 

At the moment there is very little inventory in the neighborhood, only two units are available for sale. One unit is listed at $539,000 and has been on the market since early April. While the other unit is priced at $805,000 and has been available since mid March. As of right now the average list price for a condo is $672,000.
