Brought to market in early November, Southpointe at Waiakoa 21-101 was met with extremely strong interest by buyers. At the time of the sale, the unit was used as a rental investment where it generated a steady stream of monthly income. Boasting a 1st floor location, 2 bedrooms, 1.5 bathroom, and 750 sqft, the unit is desirable because of its own private yard. Loaded with an upgraded kitchen and appliances, the light tones of the walls offer a nice contrast to the sleek color schemes of the unit.

The units here cannot be rented out as a long term rental; you can guarantee the monthly income, but may miss out on the increased returns during the busy seasons. When the unit came to market, it only took 2 days for the unit to enter escrow. In total, this unit only spent 32 days on the market and closed for $10k off original asking at $335,000.

Southpointe at Waiakoa 17-203 is an upstairs unit that has undergone slight renovations to bring it up to modern day standards. Southpointe Waiakoa Market Update 2017

The Southpointe at Waiakoa market is an extremely popular Kihei condo complex with strong buying demand and can most similarly be compared to the Kihei Villages. This year the complex has seen a running sales volume of $8.5 million (as of 12/12), that number can still rise if the units in escrow close before the end of the year. The demand for the complex is so high that every month has seen at least one sale. The market has seen a pretty consistent output with the sales being split evenly between the 1st and 2nd halves of the year.

Since the Southpointe at Waiakoa is at an attractive price point and represents a great starter home or an interesting investment opportunity. Condos in this complex sell in a very particular price point with only a range of $110k. The dominant price point is in the $200k’s as more than 66% of the market sold in that range. The units here cannot be rented on a long term basis, so it is more of the long play for investors or the chance to build equity for first time home buyers.
