Top Floor Pacific Shores B414

Just brought to market a few days ago, Pacific Shores B414 is the only available Pacific Shores condos for sale at the moment (as of 12/11). Although the pictures are not representative of the units true look and feel, it is an awesome 4th floor unit with plenty of upgrades throughout. Remodeled just a few years ago, the kitchen has received a nice face lift and was enlarged to improve flow and functionality. Thew newer cabinets and counter tops are a nice touch where the kitchen and living area create an open concept style design.

Boasting two full bedrooms and two full bathrooms, the unit is extremely spacious with 745 sqft of interior living. There is a covered lanai off the back of the unit which adds a nice outdoor living area and is one of the more desirable features of the unit. The 2nd bedroom has a murphy bed, so it is a flex use space which is a nice accommodation for guests. The unit can be rented out as a short term vacation rental, so the 2nd bedrooms provides more value in terms of rental premium.

Slightly Remodeled Pacific Shores A312

Brought to market in the middle of September, Pacific Shores A312 was met with plenty of interest because of the nice remodel completed a few years earlier and the attention of care given to the unit. Located in the A building, it is closer to South Kihei Road so there is extremely close beach access to Kamaole Beach Park 1. With a washer and drier in the unit, short term rental guests/owners have the luxury of being able to do laundry in the comfort of their own unit.

As a two bedroom, two bathroom, and 745 sqft unit, it feels spacious and airy because of the plenty of natural light that flows in from the outdoor lanai. The 50 sqft lanai overlooks a garden which offers a soothing atmosphere to have a cup of coffee in the morning or a glass of wine in the evening. This unit peaked serious interest among buyers as it only needed 3 days of being on the market before a buyer was ready with an impressive offer. The sellers accepted a full price offer and was able to close the unit out for $374,900.  

Ground Floor Remodel: Pacific Shores B116

The sale of Pacific Shores B116 was interesting sale because it never publicly came to market, the buyers liked it so much that they just had to have it and it’s easy to see why. Located in the very back of the complex, the unit is very private because of the low foot traffic; the unit sits just above the upper pool and just far enough away that it is still quiet.

A shadow of its former self, the unit underwent a full renovation where the kitchen was opened up allow for an impressive island and open concept design to facilitate one large singular and connected living space. The kitchen was upgraded with dark wood cabinets that play nicely off the lighter counter tops and is perfectly accented by the sleek new appliances. The carpets were ripped out and replaced with smooth travertine tiling to add a subdued rugged feel. The unit ultimately sold for $400,000. 

Pacific Shores Market Update 2017

The Pacific Shores market is having an excellent year! 2017 sales have just about doubled 2016 sales figures and can still improve if the unit in escrow closes before the end of the year. The first half of the year was the most productive with 75% of the sales, while the last 6 months of sales have tapered off a little; the months of February, April, and November were the highest yielding months of the year. July, September, and October were the least productive as they saw no sales in those 3 particular months.

The condos at Pacific Shores operate in a very particular price point; so far, 10 of the sales have fallen in a $50k price range of $335,000 to $385,000. The $300k price point is representative of the sweet spot in the community because most units have experienced a medium tier remodel and aren’t able to command higher prices like some of the upper tier Kihei condos like Kamaole Sands, Maui Kamaole, and Sugar Beach Resort. All of the condos sold this year have sold within a year of coming to market; more impressively, 11 of the 13 condos sold within 6 months of coming to market. The most popular floor plan in the community is the 2 bedroom as they make up 11 sales while 1 one bedroom floor plan and 1 three bedroom unit were also sold.
