2017 Wailea Beach Villas Market Update
This year to date, the Wailea Beach Villas has been experiencing a great year! Compared to the same time last year, the 2017 sales date is out performing 2016 by 600% with 6 more units sold in 2017 vs 2016. Historically, the sales Wailea Beach Villas market take a little longer than some of the other Wailea complexes, but only 1 of the 7 units sold this year took longer than 1 year.
More than half of the units sold this year were in the $2 million range which is a fantastic price point for Wailea Beach Villas because of their proximity to Wailea Beach and the Shops at Wailea. The next most popular price point was $3 million with 2 units sold. While the $4 million and $6 million were the least productive with 1 unit sold in each. There were 3 two bedrooms sold this year, none of which were larger than 2000 sqft; this point speaks to the fact how coveted the 2000+ sqft 2 bedroom units like Wailea Beach Villas 106 are.

With so many options on the Wailea Beach Villas market, buyers are able to substitute one unit for another, however there is a large discrepancy in list prices so buyers would have to be willing to jump up in price brackets to do so. List prices in the community will vary greatly depending on the proximity to the beach; the units closest to the beach can be priced up to close to $10 million while the units towards the front of the complex can be anywhere from $2.2-$3 million or so.
Over 80% of the listings have been listed since May of this year while 1 of the units came to market late last year in 2016. 2 of the listings came to market as recent as early October which is just in time for the early influx of the Winter visitors.
