Maui Sunset Market Update
This year to date, there have been 8 units sold this year for a running sales volume of $3,407,500 with an average sold price of $425,937. Interestingly, 60% of the units have been sold in the months of September and October; the sales contracts for those 5 units were initiated at the very tail end of the busy season. Another interesting statistic is all of the units sold have either been in the $300k or $500k range; the $300k price range has been the most popular with 5 units sold. Two units were sold as pocket listings and were sold in a pair as they were next door to one another; it’s interesting to imagine the possibilties when two units are sold in a pair.

The highest priced unit sold for $575,000. A 2 bedroom with 2 full baths and 927sqft unit; the unit was sold as move in ready with an updated kitchen, granite counter tops and oak cabinets. Freshly painted living area and master bedroom with options to live in the unit or use as a vacation rental.
The lowest priced unit closed for $327,500, more than $60k off original list price. It was a one bedroom, two bath unit, and 681 square feet. The unit is on the second floor and similar to the unit above (B205).
