Pacific Shores has seen a steady year 7 units sold, however the market has slowed down since the end of June with no sales across the last 7 weeks. With $3.3 million in running sales volume, expect this number to climb a little higher with 1 unit in escrow and another visitor busy season coming up as winter approaches. Six of the seven units sold were able to find a buyer within 2.5 months of being listed, while the remaining unit needed a little over 4 months.
In terms of purchase prices, buyers like Pacific Shores because of the low barrier to entry, convenient Kihei location, and the strong rental demand among visitors. The ability to generate cashflow when the unit is not in use gives owners a ton of flexibility to what they want with their unit. The $400k price range has seen the bulk of the sales with more than 50%. The $500k’s has also seen strong production with 3 units sold.
Pacific Shores is a happy medium price range for buyers because they aren’t able to command higher prices like some of the upper tier Kihei condos like Kamaole Sands, Maui Kamaole, and Sugar Beach Resort.
