With 5 Maui Gardens units sold through the first 9 months of the year, the complex is experiencing a running sales volume of just under $1.5 million. More than half of the units sold this year were able to find a buyer within 2 months of coming to market; the remaining units were sold within 6 months or less. Part of the reason these units have been able to move so quickly is because of their desirable proximity to the beach; it is less than a 5 minute walk or about 1000 feet. 4 out of the 5 units sold this year were 1 bedroom units, while the last unit was the only 2 bedroom unit sold so far.
Another reason buyers find Maui Gardens desirable is the attractive price point in relation to its beach access. For buyers looking to find a property under $350k and close proximity to the beach, then Maui Gardens ticks all of those boxes. So far 60% of the units sold were for around the upper $200k price point, while the other 40% were in the low $300k price range. Buyers should expect to pay around $350-$550/sqft for a unit.
