Lauloa Market Update 2018
The Lauloa market has seen a significant amount of production as 2018 sales have already surpassed 2017 sales by 300%. If we look back further to 2016, there were 3 sales then; 2018 is on track to surpass 2016 assuming the 1 unit in escrow closes. Units here haven’t moved as quickly as some of the South Maui counter parts, but still none the less gain traction eventually.
The 1 sale this year at $200k is quite misleading because it was a leasehold only sale which essentially means the buyers have to pay lease rent for the land underneath the complex, in addition to monthly maintenance fees. On the high end, the priciest unit sold this year was a 4th floor 1 bedroom unit. The oceanfront units come at a premium and buyers should expect to pay $600-$700/sqft.

With 3 active condos for sale, buyers only have a handful of units to select from. All 3 units have come to market this year with each on the 1st, 3rd, and 4th floors.
