We first brought 2830 W Lelehuna to market in early September at just under $600k. At the time of it first being listed, we knew it wasn’t a matter of if it would sale, but rather for how much. We were confident in the sale because of the extreme shortage of inventory Maui was experiencing in 2017. Properties priced in the $500k range anywhere on Maui always generate interest because of the price point. Built in the 80’s, the home’s interior is much more attractive than the exterior leads on. Upgrade with modern appliances and wood floors, the home offers a farm like feeling.
As a great single level cottage in the heart of Haiku, the buyers got a great value because of the flexibility in the indoor and outdoor living areas. With 3 bedrooms and 1 bathroom, the layout is diverse and can always be built out.
After some time on the market, we opted to reduce the price to attract stronger interest. All in all, we closed for $512,000.
Recent owner upgrades including: granite counter tops, new cabinets, wood floors, fresh paint inside and out, spacious yard, mature landscaping and so much more. Haiku Market Update 2017
The 2017 Haiku market saw $75,277,954 in total sales volume, up more than $15 million in total production and 20 more transactions than 2016. Haiku is popular among buyers because of the large properties, decently priced inventory, and access to the pristine North Shore beaches. June, August, October, and December stand out as high yielding months as these 4 months alone represent just under 50% of the homes sold. Considering homes take a little longer to sell than condos, it is impressive to see more than 25% of the home selling within 6 months of coming to market.
The Haiku market sales mostly consist of home sold under the 7 figure range, 65 of the 85 homes sold in 2017 found new buyers for under $1 million. Buyers can get into Haiku for under $500k, 14 buyers in 2017 were testament to that fact. The $600k and $700k were by the some of the more productive price points with 14 and 13 homes sold each. Interestingly, there were 20 homes sold in the $1-$2 million range which suggests there are very capable buyers operating in the Haiku market. On the very high end of the market, only 1 home sold abover $2 million and only 1 sold in excess of $4 million for the highest priced Haiku home sold in 2017.

The Haiku homes for sale represents some great buys for buyers looking for the North Shore lifestyle at a decent price (for Hawaii standards). Currently, there are only 2 homes for sale under $500k. It is the 7 figure price points that is housing the majority of inventory with the $1 and $2 million price points being the most heavily represented. In fact, there are 5 listings in the $4 million range.
