The Maui Meadows market has been experiencing a highly productive year with a running sales volume of $38,646,930. Through 10.5 months, the Maui Meadows market has already outperformed the 2016 sales numbers. Although the market got off to a slow start, the sales started come one after another. Since March, the Maui Meadows market has been averaging a little over 3 sales per month with August being the most productive month with 6 homes sold.

The Maui Meadows market offers a wide range of homes for sale. You can find everything from a modest single family home to sprawling mid 7 figure estates worthy of Wailea’s best. So far in 2017, 32% of the homes sold have been able to find buyers for under $1 million. Meanwhile on the upper end of the market, the remaining 68% of the homes sold were above $1 million.

Private Maui Meadows Oasis: 969 Kupulau Drive

First brought to market in mid December, this home was immediately able to garner some interest. Located at the top of Maui Meadows, this home was obviously desirable for its above Wailea views overlooking all of South Maui. The main home is 3 bedrooms, 3 bathrooms, and 1700 sqft, so it is more about the outdoor living here because of the pool, jacuzzi, and outdoor lounging area.

Although not shown, there is a detached cottage on the property and is always a great bonus because of the 700 extra sqft it offers. As mentioned, when this property came to market, it had no problem receiving attractive offers. After just 3 days on the market, the home entered escrow at just $3k under asking. Totaling just 2 months from listing to closing, the home sold for $1,555,000. 

Renovated Maui Meadows: 3296 Kehala Drive

Certainly one of the more modest homes, this home was brought to market in the summer. Representing a stellar value because of the half acre it sits on where there is plenty of room for the buyers to grow into the property or make any additions, this home is primed for many reasons. Originally built in the mid 70’s, the home underwent a remodel just this year so the buyers are now able to enjoy the new finishes. The yard is humongous and relatively flat, so it is perfect for making your own.

Initially brought to market at $925,000, the home received a few price reductions before it was able to find a willing buyer. After about 2 months on the market, the home was able to enter and close for $835,000.
