To really understand how unlikely to see a Wailea Town Center unit on the market, one must have a clear picture of how different the Town Center market is from the rest of the Wailea Condos for sale. Typically, complexes in Wailea will experience at least 5 units sold per year. However, the Town Center falls nowhere near that benchmark.Since the turn of the decade, only 4 units have changed hands; 3 closings came in the D building while 1 unit closed in the C building. The average sold price across the 4 units was $940,000 with the median sold price valued at $955,000; the lowest a unit sold for was $800,000 and the highest $1,050,000.

There was a luxurious unit with top quality construction and graciously appointed with finishes like Brazilian cherry wood, travertine & marble floors, marble and granite counters that was listed off and on over the last few years bur hasn’t garnered any serious interest. The list prices of Town Center condos listed (that didn’t sell) in the last few years have appreciated since they were bought to reflect a market price of around a little over $1 million; with the expected development of Wailea, prices are only going to increase in value.
