However, with Wailea’s strong history of gradual appreciation, $1.4 for a Mana Kai could turn out to be a bargain. Keep in mind, all of the Mana Kai units are the same size with two beds and two baths; differences arise out of owner care of the property, renovations if made, floor level, an proximity to ocean.

At the moment there are three active listings in the complex all valued at north of $1.4 million; if the listings sell at their full list price it will continue to slowly push up the average list price making the barrier to entry that much harder. Again like I said, it’s not the floor plan itself that differentiates the units; a big factor is if they are on the makai facing side or on the mauka facing side, and of course their floor level.
