All three units have commanded sizable fees and were paid in full with handsome cash offers; the average sold price right now is hovering just over $6.1 million. Those three offers are good examples of what it is like to compete for trophy properties in the community as well as Wailea as a whole. If the property is priced right and widely regarded as a good value, then properties out here can move rather quickly.
I’ll be honest, the carrying costs of buying into the Wailea Beach Villas is not cheap. Monthly maintenance fees are quite steep and there are other various monthly fees that factor in. However, the units can be rented out as short term rentals and can definitely generate significant rental income to help cope with unit’s expenses. Just from a quick browse of VRBO, the units can charge depending on location anywhere from $700-$4,000 per night. Obviously that $4k number is the rental quote for a unit like A202, one can expect a more reasonable quote of $1000.
At the moment there is a decent amount of inventory available to buyers, the average list price right now is about $3.8 million. The lowest priced unit is listed in the low $2 million range and is a unit that has been listed a few times without success. The highest priced listing in the high $6 million range and has been listed since 2013 with no movement on price, this unit is begging for a respectable offer.
