This deal was a fun one, this Ho’olei villa has been sitting on the market for a little longer than expected and I’m happy that both sides were able to agree on a deal that was able to suit both parties. Sitting just above the pool, 81-1 is a unique choice; the lanai offers views of the pool and the clubhouse that surrounds it. I personally like this location because all the activity below allows one to feel more in touch with the daily progressions of the day, it acts as incentive to get outside for fear of missing out on beautiful Wailea days!

Ho’olei Real Estate

Since our midsummer Ho’olei report and our update on rental demands, the landscape of the Ho’olei market has changed quite considerably. The amount of inventory has been cut by a little less than half with three units entering escrow and another expiring. Of the three that went under contract we are proud to be involved in two of the deals, one that we currently have listed with us and the other we represent the buyers on. With inventory at Ho’olei at an all time low, we are currently pursuing multiple avenues to procure a few new listings to offer.

On the sales front for 2015, only three units have sold for an average price of $2,440,000. However, with the recent units entering escrow, Ho’olei is poised to meet the average market pace of 8-12 units sold per year. With about 5 more months in the year, it wouldn’t be entirely out of the question for the Ho’olei market to pick up and see a few units close within weeks of each other. The Wailea market is quite streaky, I’ve seen a few other markets in the area fire off sales in a matter of weeks.

Views from the units speak for themselves

At the moment there are 5 active listings with 80% of them commanding fees well above $2.7 million. The lowest priced listing is represented by our brokerage at $2,150,000; although it sits on the lower tier in the community, if managed right, the rental revenue can be quite attractive. The highest priced listing is on the top row which is renowned for it’s supreme ocean views and is tucked away quietly in the corner for $3,150,000.
