Scoring a Wailea Condo
Getting into the Wailea resort for anywhere from $500k-under $1 million is a pretty good price point to enter the resort at, there are about 40 condos that fall in this range and each unit has their pros and cons. To taper expectations of operating in this particular Wailea price point, one can expect to put either a little to a lot of elbow grease and TLC into the unit depending on the condition. Some units are offered in original condition, while others are immediately offered after renovations to maximize market value, and then there are some with 3-4 year old renovations.
Because we are looking for what would be considered good deals (under $ 1 million), the condos we can expect on the market will probably be 1-2 beds with 1-2 baths and maybe 1000 square feet. If you’re willing to sacrifice some space for the ability to rent your condo out as a short term rental, then I think it is well worth giving up an extra 2-300 square feet if the rental income will help cover the carrying costs.
Lowest Priced Wailea Condo: Wailea Fairway Villas Unit U201
Steal this Wailea Fairway Villas unit now! Sellers are very motivated as the unit has been on the market for about 2/3 of the year. Priced way below current value. Fully furnished! Two beds and two baths unit with just under 1000 square feet. Listed for $505,000.
Undervalued: Wailea Ekolu Unit 1303
