New Wailea Town House Community Green-lit

No construction Timeline for Makali’i at Wailea

Developers of the town house complex in Wailea are beginning to finalize their design plans, however, the project’s planning consultant said there is no definitive construction timeline.

In October, the Maui Planning Commission granted a special management area use permit. The project includes Jacuzzis, lap pools, common areas, and other typical Wailea amenities.

Jordan Hart, a consultant with Chris Hart Partners Inc. said the project still needs further approvals from governmental agencies, mainly concerning the proper building permits. He estimates a 36 month build time for the reported $35 million dollar project. Wailea LLC has teamed up with Armstrong Builders to develop the 9.3-acre property mauka of the Fairmont Kea Lani.

There are few clear details of what is for sure planned. We can confirm the plans call for 17 individual buildings housing four town homes in each of them. There will be 66 units total, comprised of three bedroom units with the exception of two units having two bedrooms.

The complex will provide 136 parking stalls to accommodate residents with 19 additional stalls available for guests. They plan on designing the architecture to reflect a 1950s Cali theme with accents of 1960s Hawaiian flair.

The units are said to be in the $1-$2 million range, comparable to say Kai Malu and Keala O Wailea (another new development on the horizon). However, specific sales prices will depend on the quality of finishes and upgrades chosen.

At the moment, the build site is covered in shrubbery, included irregular landscape with ridges, slopes, and depressions. The developers plan on working around the existing topography as to cut down on “cut and fill” construction. One archeological monitor will be on site during construction, and the State Historic Preservation Division has signed off on the cultural resource preservation plans.

The build and maintience of the complex will provide welcomed jobs to the economy. On a short term basis, the construction jobs will provide more work available to the work force. Long term, there will be jobs on site for upkeep and day-to-day operations.
