Two New Wailea Fairway Villas Condos

Just Listed: Wailea Fairway Villas Unit W103

Just entered into the MLS late last week, unit W103 is now the highest listed condo in the Wailea Fairway Villas at $995,000. Although the unit is listed at just under $1 million, $995k is still a very attractive entry point into the Wailea Resort. From looking at the comps, the full asking price of $995k does look like a legitimate list price with maybe a little room for negotiation. However, the views do speak for themselves and with the amount of buyers on the sideline right now, the unit can go very quickly.

Newly Listed: Wailea Fairway Villas Unit U201

Also listed late last week, unit U201 is the second lowest listed condo in the neighborhood at $548,200. Condos going for this low in a Wailea condo complex isn’t unheard of. In fact, this neighborhood has a growing reputation as one of the best affordable Wailea condos. Comps suggest that you can get this type of condo for as low as $500k.

Market Update

This year to date, there has been seven condos sold in the neighborhood for an average sold price of $620,000. The majority of deals have come within the last two months, which is not surprising as the Wailea condo market is set to be heating up. Total sales volume of the neighborhood sits at $4,340,000. The lowest condo sold in the neighborhood closed for under $500k at $480,000, the buyers were able to get the deal done for $35k off asking price with a cash offer. The highest priced condo sold for the full list price of $999,000.

Unit K201 sold for $606,000 

At the moment, there is a wide array of inventory available to buyers with a total of ten active Wailea Faiway Villas for sale. The MLS projects total sales volume at $7,384,200, however, not all units sell at full price so the real number is a little under the projected total. Interesting to note that eight of the ten units have been listed since mid September suggesting sellers are aware of the rising condo prices. However, there are still some very good deals out there for the patient buyers. In the neighborhood, there are two listings under $550k with some room for negotiation. While on the high side, there are two condos listed over $900k.

Second Highest Priced: Unit C103

Privately located on a grassy knoll with picturesque ocean views sits this two story three bedroom three bath villa listed at $925,000.
