Recently put on the market, Grand Champions Unit 97 could be one of the best Wailea deals made in 2014. Boasting a total of 908 square feet with one bedroom and two baths, this unit is the lowest priced condo available in the community. The unit is believed to be valued at $529,000, however, buyers may be able to pick it up for an even $500k.

Market Update

This year to date, the Grand Champions real estate market has been extremely active. It is currently averaging more than one unit sold per month! So far in 2014, 11 units have been sold for an average price of $547,918, a very attractive price for a Wailea condo. On the low end, the most affordable unit closed for $460,000 in a three week escrow. Contrasting that, on the high end a unit sold for $655,ooo, $55k off the original asking price. The total sales volume for the neighborhood sits at $6,027,100.

At the moment, the inventory in the community is a little lower than what it typically usually is. There are four active condos for sale in the range of $529,000-$829,000. The lowest priced unit is the newest listing that is displayed earlier in the blog. Like I said, I have a feeling that a buyer could pick it up for $500,000 based on the comps in the neighborhood. The highest priced unit at $829k was recently listed within the last three weeks. Looking at the specs and finishes of the condo, $829k is a fair price and buyers may be able to bring down a few thousand.

Bordering the Wailea “Old Blue” Golf Course, the Grand Champions consists of 188 resort condominiums with a total of 20, two and three-story buildings.  The community sits on 12 acres boasting 2 swimming pools surrounded by tropical landscape, beautiful coconut palms, green belt ways, and manicured grounds.
