Summer Listings At Grand Champions
As the newest and only new summer listing to the Grand Champions market, this Grand Champions unit 117 adds much needed diversity to the Grand Champions units for sale as it is only 1 of 3 units for sale in the entire complex. At 1,056 square feet, this unit is on the larger side for the complex with 2 beds, 2 baths, and an additional 125 square feet of covered lanai space.
The extra space will come in handy in accommodating large vacationing parties and commanding higher rental rates during peak seasons. Over the last few years, the owners have undertaken several renovation projects to bring the unit up to modern Wailea standards. The sellers have also been kind enough to take the unit of the rental pool to make showing availability easy.
Listed at $665,000
Large scale tile floors throughout the main living area & stranded bamboo in the bedrooms. Some of the additional upgrades include: New appliances & Laundry in 2016, upgraded shaker cabinets, granite counters in Kitchen & Baths, new beds in 2015, LED recessed lighting along with new A/C units, & updated furnishings. You will enjoy the peacefully setting surrounding the lanai with lush landscaping and a small view of the ocean. This is a great opportunity to own a turn-key vacation retable condo with excellent rental history.
Grand Champions Market Update 2017
Compared to the same time last year, the number of unit sold is identical with average sold price only being $10k or so off from 2017 vs 2016. The most popular price point this year has been 2016 with 3 units sold, while 2 units have been sold in each the $500k and $700k price range.
With the reputation Grand Champions has, the units only spend a limited amount of time on the market. This year, if the units are priced to move, they are only spending 98 days on the market, from list date to in escrow date to closing date. Monthly maintenance fees here are pretty modest and range from $650 to $850; the fees here are quite low because there are 161 units in the entire complex which allow the common area fees to spread across all of the units.
- Grand Champions units sold: 7
- Average sold price: $653,571
- Highest priced unit sold: $750,000
- Lowest priced unit sold: $555,000

The Grand Champions inventory is the barest I have seen it in years, usually buyers will have at least 5 or more units to choose from when they are in the market for vacation rental unit that provides value. The complex is desirable among many for its location in Wailea and the ability (in specific units) to rent out one side and live in the other (or keep it vacant). The community here is known for its low barrier to entry (in Wailea standards), represents a great choice to build equity, and to possibly even generate cashflow.
- Number of active Grand Champions Condos For Sale: 3
- Average asking price: $644,629
- Highest priced unit for sale: $699,000
- Lowest priced unit for sale: $569,888
