The three closings fell in February, March, and May, averaging a sold price of $557,666. All three of the units were the 2 bed and 2 bath floor plan with 890 square feet. They all closed within $25k of each other and were in the mid to upper $500k range.

Furthermore, 4 units have entered escrow, all within the last 30 days.

The lowest priced unit sold for $539,000, it was a prime corner unit with beautiful laminate wood floors, updated kitchen, smoothed ceiling, new lighting, new tile floors, nice open garden view, and sold fully furnished; it also offered a lock off option to rent 1 side and stay in the other or rent both out as a 2 bedroom unit. The highest priced unit to sell closed for $575,000 and it was only on the market for 15 days before entering escrow, parts of the unit were recently upgraded and it already had a strong builtin client base for short term rentals.

10 Active Maui Banyan Listings

Currently, the Maui Banyan active condos for sale represent an inventory of $4,509,950; the units are averaging an asking price of $563,743. A majority of the units for sale are in the upper price point of the community with 8 of the 10 listings being 900 square feet or bigger.

Unit T104 priced under the average list price

The highest priced condo for sale is listed at $765,000, it is a rare 3 bed, 3 bath nicely remodeled lock off unit that is spacious with a large lanai an ocean views that have to be seen; the last sale of a 3 bed/3 bath unit was in 2010.

The lowest priced condo for sale is H310, featured above. So the next lowest priced listing is unit A103 and it is priced at just under $500,000, it is a nice first floor two bed/two bath unit with a quiet lanai to enjoy outdoor living.
