Early 2015 Market Update

Market Trending Higher & Those Canadian Buyers

In 2014, Canadians were the largest foreign group to purchase real estate in Maui County according to a Title Guaranty Hawaii Report. In total, Canadians bought 94 properties on Maui, Molokai and Lanai for a total sales volume of $84.2 million. The buyers tend to favor certain sides of the island; in particular Canadians love South Maui where 44 sales were made for a total of $33.5 million, and West Maui, with 36 sales for a total of $36.9 million.

However, statewide the Japanese were largest buyers of property by far. The majority of the 291 sales were on Oahu, with 260, the big island came in second with 24 sales. The Japanese spent a total of $278 million statewide on properties.

Ho’olei Unit 39-4 listed by the Sayles Team

Three residents from Singapore and two from Australia bought properties in Maui last year. Residents of New Zealand, Hong Kong, Israel, Spain, France, and Germany also each bought a property in Maui County in 2014. There were no Chinese buyers of Maui County real estate in 2014; although there were 15 sales made by Chinese nationals across the state, all but one of the sales were on Oahu.

Foreign buyers barely make up a portion of the real estate market in Maui County, there are not as many international buyers (aside from the Japanese and the Canadians) that one would think. The Title Guaranty report logged 112 property sales to foreigners last year, compared to the 2309 single-family, condominium and land sales in Maui County in 2014. So according to the the numbers, foreigners only represent 5% of the sales.

Our lowest priced Ho’olei listing at $1,895,000

There were five purchases by Canadians Upcountry, and four on the north shore, which included one sale each to buyers from Japan, Canada, Spain, and France.

Aside from Hawaii residents, who bought 1230 Maui properties worth $592.5 million, most domestic buyers of real estate in Maui County in 2014 came from California-479 sales and $492.5 million in sales volume. There 104 sales were to residents of Washington for $98.4, 97 and a total sales volume of $87.2 million to Texans.

Last week was the first time in 2015 the number of pending homes (48%) outnumbered the pending condos (44%) for the week.
