Maui Kamaole Condos For Sale

The Maui Kamaole condo complex is a very active market, deals are always being made left and right. This year to date, 16 units have been sold for an average sold price of $660,968, down about $15k since mid September. The lowest priced unit closed for under $500k at for $480,000, $70k lower than when initially listed at $549,000. The highest priced unit closed with an all cash offer of $855,000 after almost a 3 month escrow with a partial remodel underway. I would like to remind buyers that the market for these units can get competitive. Because of their highly valued short term rentability, the demand for these condos are very high and buyers must be aggressive when they go after a unit.  If rented effectively, the rental income could potentially cover the operating expenses.

 

 

At the moment, buyers have the rare luxury of virtually being able to have more than one first choice units because of the amount of available unit; this very moment there are 19 active units for sale representing a total sales volume of $13,676,400. Maui Kam is a very nice price point for a vacation residence, at the moment the lowest barrier to entry is below $500k at $495,000. Looking at the numbers, the unit is on the smaller side with 1 bed and two baths; however it would still make a great investment property at its price. The highest priced unit is a gorgeous remodel listed at $1,200,000; however, considering the time its been on the market, the unit is primed for an offer.
