Market Update

Already established since 2009, the Hokulani Golf Villas have been slow to develop their reputation. However, as of late the neighborhood has started to assert its authority as Kihei’s most desirable gated community. Developing is the new standard of South Maui luxury, high end and well appointed residential styled condominiums.

The total sales volume for the neighborhood is currently at $11,794,687 with an average sold price of$1,072,244. The units here move at a decent pace as the average days spent on the market is 96 with none spending more than 6 months on the market. There are three units in escrow with an average list price of $1,016,250 representing a project sales total of$4,065,000.

There many new construction homes are available (singe floor plans limited, more expected in phase III) in the range of $888,000-$1,170,000, a certainly more attractive price than the resale homes. There are 4 resale homes are both on the market for $1,099,000 and $1,395,000, I feel that they are priced out of a reasonable list price as the newly constructed models are available for amounts far lower.
