The Maui Real Estate Market Continues to Perform
The Realtors Association of Maui just published their monthly sales update for April 2017. Although Maui’s residential and condominium sales prices remained impressive, they however did not reach the heights seen earlier this year. The median price of a residential or single family home in Maui County was $671,000 in April, lower than February’s $672,575 and March’s $756,000 median sales price.
On the bright side, median prices for condominiums are continuing their trend upward. The April median for condos was $490,563, 10.4% higher than the $444,500 median sales price in April 2016. This year’s April median price for a condo ranks 2nd highest so far in 2017, January 2017 was the highest at $525,000.

Through the first 1/3 of 2017, the median sales price of single family homes is $685,000 which is 11% higher than the first third of 2016. The volume of home sales for this period was 329 sales, 4% lower than last year.
Kihei is always among the top 2 busiest regions along with Central Maui. Kihei Home sales in April totaled 60, 9% more than 2016; the median price for a Kihei home in April was $789,850, a 28% increase from April 2016.
In the Wailea Makena region, 12 homes sold to dictate a 140% increase in sales volume with a median price of $2.8 million, interestingly a 10% price cut from last year.

Kihei condos had the most sales with 164, up 21% from the first third of last year. The median price for condos in Kihei was $388,500, up 14%.
The Wailea-Makena area ranked third in volume of condos sold with 63 sales, up 91 percent, and it topped all of Maui County as having the most expensive median price for condos — $1.1 million, down 4 percent from a year earlier.
