Wailea Golf Estates Deal: 3901 Waakaula Place
Originally listed back in early October of 2014 at $2,700,000, this Wailea Golf Estates residence did not see much movable action in that price point. Coming to market at $2.7 in the Golf Estates is an attractive price; but if leads don’t generate any traction, then modifying list price is one of the first moves to gain some more interest. Once the property was brought down to $2.4, it still didn’t attract any serious enquiries from prospective parties. It wasn’t until list price was brought down to under $2 million that some offers started to roll in.
Amazingly enough I was surprised to see the home go for $1,750,000 cash! That purchase price is representative of a home in Wailea Pualani or Wailea Kialoa, where the market tends to operate in the low $2’s to high million dollar range. But to get into the Wailea Golf Estates for well under $2 million is a fantastic piece of business on the buy side. It just proves you never really know until you put an offer in front a seller.

With the home set far back in the yard it utilizes all the valuable space on the lot. Im sure there is not much of a backyard per se, but the owners did a neat job incorporating a free flowing atmosphere. The design placement of the pool in between the main house and garage was a clever different use of space.

As you can tell the Wailea Golf Estates is a pricey neighborhood to get into. The Golf Estates is a fantastic neighborhood that I recommend to clients if they’re in the market for a $2.5-$4 million home. Located early in Wailea with quick access to the highway and elevated slightly to enhance view line, the homes here are all custom built. With make up of the community favoring older residents, the neighborhood is on the quieter side and extremely private.

This year to date, there have been three sales in the community for an average price of $2,516,666. As a side note: for that same amount of money, a buyer can pick up a Ho’olei villa and generate 6 figure rental income if rented efficiently. The highest priced home closed this year for $3.1 million, the finishes are older but it exudes timeless Wailea luxury; it’s a design style that I actually like and is a neat contrast to modern touches.
