We first listed Kihei Garden Estates E-102 around the last week of March and was met with serious interest throughout the market. After just 14 days on the market, we were able to enter escrow with an offer that our buyers were happy with. The strong demand was fueled by the fact this unit was sold turnkey and fully furnished. With upgrades over the years, some highlights were granite counter tops, double hung windows in living room and bedroom, water heater and lanai roller shade to keep cool.
Another strong selling point of the unit was it had never been offered as a nightly rental and shows the pride of ownership that comes from calling a place “home”. The Kihei Garden Estates has gotten off to a strong Q1 with just over $1.5 million in running sales volume and 4 units sold which is 3 more than the same time last year. All units were met with eagers and did not last longer than 3 months on the market. Although averaging just under 1 sale is respectable, other Kihei condos for sale like Kamaole Sands, Maui Kamaole, and Hale Kamole can see sales in excess of 20 condos sold per year.
For the most part, the $300k to $400k price point is where sales will fall. In terms of price/sqft, buyers should expect to pay anywhere from $500-$650.
