With $145 million in running sales volume, the Wailuku market has been pretty consistent throughout the year in terms of production. Sales prices will not blow you away like those in the luxury market of Wailea, but they will be something you can count on. Wailuku is a popular market for local buyers because of its convenience and central location.
The most popular prices point are $500k, $600k, and $700k, where these price points will most likely get you a 3 bedroom home. Buyers are able to pick up some new development homes in the $300k and $400k range, but those are obviously competitive to get into. On the upper end of the market, there were only 15 homes sold above $900k with a little more than half of those 15 being sold for more than $1 million.

Wailuku Homes For Sale
With just over $51 million in inventory, buyers have a strong amount of inventory to choose. In a market where prices are steadily inclining, prices will lean towards the upper part. Although at this time, there are 12 homes priced under $550,000 which will not last long! More tan 40% of the market is priced above $800k, while the remaining 40% of the market is in between $550k and $800k.
Only 2 of the current homes for sale have been listed for longer than 1 year, while 17 homes have come to market in the last month. In terms of price/sqft, buyers should expect to pay around $250 on the low end and as much as $750 on the high end.
