Taking into account the unit offers 3 bedrooms in attractive price point, the condo could sell fast if the right buyer happens to see it. Built in the mid 2000’s, the unit is not that old considering some of the other Kihei condos in the area were built in the 70’s and 80’s.

Brought to market on the same day as the unit above, they offer same exact floor plan and are interesting comparisons because they are next door neighbors. The pictures are the same for both listings, but does a give idea of what to expect. These units cannot be rented out on a short term basis which means the rental agreement has to be for at last 6 months.

Hale Kanani Market Update 2018

After a slow start to the year, Hale Kanani has experience a mixed year, but only trails 2017 sales by 1 unit sold. Just like in 2017, the 2018 sales data indicates that the market has been performing similarly to 2017, but has seen major improvement in the sales prices. On average, 2018 has seen units sell for $100k more than they did last year. The small number of limited offerings helps to drive up prices for buyers who are intent on buying in this particular market.

All unit sold in 2018 were able to find a buyer within 9 months of coming to market. Sales have been evenly dispersed between the $400k, $500k, and $600k price points. Buyers should expect to pay around $500-$600/sqft for a 2 or 3 bedroom unit. Buyers should also take into account monthly maintenance fees of aroun $500-$600.
