Wailea Fairway Villas For Sale

2014 was a less than active year than I would have expected in community where their name is synonymous with turn over. The community totaled a little over one unit sold every other month working out to an average sold price of $620,000. Interestingly enough the sales came in batches, which is not surprising as i’ve seen a similar trend occur in the Kai Malu market not too long ago.

Two units sold in mid March, one for $600k and the the other close to $1 million. While the bulk of deals closed in August and September. Total sales volume in 2014 for the entire neighborhood totaled $4,340,000. The lowest condo sold in the neighborhood closed for under $500k at $480,000, the buyers were able to get the deal done for $35k off asking price with a cash offer. The highest priced condo sold for the full list price of $999,000.

At the moment, there is a decent amount of condos available to buyers with nine active Wailea Faiway Villas for sale. The MLS projects total sales volume at$6,672,200 however, not all units sell at full price or even get sold so the real number is a little under the projected total. Interesting to pa attention to two units in particular as they approach making it a year on the MLS; my pick of the two would be the one listed at $750k, it is primed for a beautiful remodel. The lowest priced unit on the market is a $525,000 two bedroom, two bath unit with a sweet little ground floor unit. The highest priced unit is an enviable three bed, three bath unit with ample amount of space.

Second Highest Priced Condo: Unit C103

Privately located on a grassy knoll with picturesque ocean views sits this two story three bedroom three bath villa for $925,000. The expansive great room features a nicely appointed kitchen with vaulted ceilings in the large living room, dining room and beautiful bamboo flooring. The complex offers Pool, Jacuzzi, BBQ area recreation area with a Kitchen, business center and fitness center.

Lowest Priced Condo: Unit A102

Truly a dream! This elegant two bedroom, two bath condo is fully furnished in Tommy Bahama Style decor. Located on the top of the property, it has lovely cross breezes. Workout gym and newly remodeled pool area are a few of the amenities that add to this properties appeal. Walking distance to Wailea’s finest restaurants and the Shops at Wailea.
