Wailea’s Hot Property

The Kai Malu market this year has been on fire! In 2014 alone, there have already been 4 units sold with a further three more in escrow (two units entered escrow this week) and are expected to close before the end of the month. On average, the going rate for a unit in the neighborhood is $1,453,346. The expected total sales volume as of today (including the three units in escrow) is $9,642,000. A very respectable projection for not even six months into the year.

Unit 52A sold for $1,850,000, a full $100K over the list price!

This year to date, two units have been sold for $1,850,000 and $1,950,000 (the two highest units sold). The average days on the market for the two properties is under one month, 28 days to be exact. Proof that the very best units in Kai Malu are snatched up immediately.

Unit 49B just sold last week for $1,012,500

As of today, there are 8 active units for sale with a current market cap of $10,739,000. The average list price of unit is $1,342,375, up about $40K from last year’s average listing price. Just to give you some perspective, in 2013 23 Kai Malu units were sold for a total sales volume of $28,955,500-one of Wailea’s most active markets.
