Wailea Pualani Market Update 2017

The Wailea Pualani market is a desirable neighborhood for buyers to buy into in because of the two convenience entrances/exits, proximity to the beach, and attractive purchase prices. So far there have only been 3 homes sold this year, which is 1 less home sold compared to the same time last year (Jan. to Nov.). The Wailea homes market in general moves at a slower pace than the Wailea condo market because of the significant time and investment a home requires, but they offer a significant more amount of privacy than a condo, a ton more of living space, and possibly your own private pool!

Of the 3 homes sold, 1 of them closed for $2+ million while the remaining 2 were sold for under $2 million. Interestingly, all 3 home sold within 6 months of coming to market, so if the homes are priced right, they will sell. Luckily, the Wailea market has been experiencing a great year, so do expect an influx of buyers in the market come winter.

Wailea Pualani Homes For Sale

In terms of listing activity, Wailea Pualani has been seeing a ton of properties come to market. With a projected inventory volume of close to $17 million, the Wailea Pualani homes for sale market is an intersting place for buyers. Right now, the market is split evenly between $1 and $2 million listings, however, there is $750k price discrepancy in the upper and lower ends. When looking at the list prices of the homes, buyers can choose the value buys (homes listed from $1.4 to $1.7 million) or look to the upper end ($2.45 to $3 million) of the market to complete their home search.

Interestingly, all of the current active listings have been brought to market within the last 6 months; 50% of which has been listed in the last month alone. The influx in the market can be attributed to the timely arrival of the busy winter season when the visiting Maui population swells; Thanksgiving begins to mark the busy season as many look to escape the cold. Although there is plenty of supply in the marker, it may not last as the increased competition in the market tends to motivate buyers to act on quicker decisions.
