Price Reduction on Immaculate 2 Story Kihei Home

Initially brought to market in mid April, the home has now undergone its first price reduction of $95k to be listed at $1,399,000. In total, the home spans 2384 square feet and sits on a large lot with just over a 1/4 acre of land. This is the first time the unit will be on the market since it’s first listing as a new developer offering, so prospective buyers will be the second owners of the home.

At the moment, there are two other similar listings in comparison to this home, they are both in the same neighborhood and are listed at a lower price point: 77 Moana Ave. and 5 N Kukui Road. Although both homes are bigger, they don’t have a pool, have smaller lot sizes, and are a little more plain than the featured property.

Kihei Homes For Sale Market Update

At the moment, there are 55 homes for sale in the Kihei area representing an inventory of $134,985,685. However, Kihei real estates can come out somewhat skewed depending what properties are on the market. For example, there are 5 beachfront homes located on Keawakapu Beach that are considered Wailea caliber properties but fall under Kihei jurisdiction, thus their inclusion in the Kihei district wildly inflates the stats.

So, the stats reported in this blog will be without the 5 Keawakapu homes to reflect a more accurate picture of the Kihei market. Excluding the 5 beachfront homes, the Kihei market now represents $56,460,685 in inventory with an average list price of $1,129,213. The lowest priced home is listed at $460,000 and could use some love and TLC. The highest priced home is listed at $4,995,000 and borders South Kihei Road, it is still under construction and is designed by an award winning architecture firm out of Los Angeles.

Amazing Kihei home for sale on large lot

So far in 2016, Kihei has seen 72 homes sold for a running sales volume of $48,983,499. Right now, Kihei homes are averaging a sold price of $680,326 and a median sold price of $605,000. The two lowest priced homes to sale were at $280K and $415K; they were both REO properties and could use a major overhaul but they both had good bones for a remodel. The highest priced home to sell so far was a beachfront Halama Street home we featured awhile back.
