Newspapers on Maui Focus on Maui Real Estate This Week

News of Maui real estate’s activities and status were in the front page of the newspapers on Maui in this past week. Based on the recently released May 2010 statistics report by Realtors Association of Maui (RAM) and some early statistics in June 2010, Maui real estate looks promising. Maui News, July 8, 2010 – Real Estate Sales Active, Prices Static

… In the first six months of 2009, there were 296 single-family closings. This year, 422, an increase of 42.6 percent. In the first six months of 2009, there were 407 condominium closings. This year, 666, a jump of 63.6 percent. Single-family prices edged ahead by 2 percent to an average of $768,866, but condo prices have fallen 11 percent to $756,119. …

…  In Wailea-Makena, home sales have doubled to 18, and prices have jumped 22 percent to $4.2 million. That figure is skewed by one high sale, because the median sale – at which half the prices are higher, half lower – has hardly budged at $1.8 million.

Maui Weekly – July 8, 2010 – Maui Housing Market Begins To Turn

… As for Maui County, in its May 2010 report, the Realtors Association of Maui (RAM) assured, “The market is starting to turn, indicated by the recent increase in unit sales… while the homebuyer tax credit program has ended [and] the resulting sales (closings) through May and June still show in this month’s statistics.”

While median prices may have slipped slightly, the report indicated that average prices for both homes and condominiums are following upward trends, with condo sales in particular steadily increasing, although median prices have declined….

Pacific Business News – July 12, 2010 – Maui Homes, Condo Sales, Rise Sharply

… Maui home and condominium sales saw big year-over-year increases in June as the median price of homes remained flat and condo prices fell. The 77 single-family homes sold last month were 24 percent more than the 62 sold a year ago. Condo sales more than doubled, from 45 last year to 105 this year.
