The Wailea real estate market seems to be changing right before our eyes. After 113 Days on the market, Wailea Beach Villas Penthouse 509 (MLS #346227) went pending earlier this morning, bringing the total pending list up to 10 for Wailea condo sales for units listed over two million. There have already been 10 condominium sales in Wailea this year alone over 2 million. We are clearly in the recovery state at this point in time.
Maui condo sales lead the market improvement
In 2010, all property classes on Maui experienced double digit increases in unit sales volume, with condominiums showing the most significant improvement with nearly a 40% increase relative to 2009. Unit sales volume for single family homes on Maui was up nearly 18%, while vacant land sales were up 14% compared to 2009.

Wailea Beach Villas PH410 is the best deal in the neighborhood right now. PH403 sold earlier this year for $3,550,000. PH410 just had a major price reduction, and is now offered at $3,425,000. I think that will be the next unit to sell in there.
