July 2025 Maui Market Report

July 2025 Maui Real Estate Update

E komo mai back to your monthly Maui real estate update. As anticipated, the overall Maui real estate market was a bit slower in July 2025 as the seasonal summer buying period winds down. While sales dipped slightly, key metrics remained within recent ranges. In the single-family home market, moderate gains in both sales and prices reflect steady demand, even as buyers benefit from slightly longer days on market. Condos on Maui continue to move at a slower pace, though a subtle decline in active listings may start to shift conditions. For now, expect similar market conditions to continue with moderate turnover, elevated inventory levels, and neutral price movement.

Market Activity by Maui Region in July 2025

Referencing the map graphic above and a few key data points stand out. Single-family homes located on the North Shore, Central and South Maui all saw notable increases in total sales. Homes in Wailuku continue to lead the way in terms of total transactions and percentage of list price received. This is arguably the most competitive sector of the market as a whole, with months of supply still hovering around 4 months. Median sales price for condos, on the other hand, dropped in all regions recording a transaction.

South Maui and West Maui

July 2025 West Maui Real Estate Update

In July 2025, single-family homes in South Maui saw perhaps the two most drastic changes in data points year over year. First, the 13 total sales more than doubled last years output. Coupled with the lowered median sales price, this would point to buyers finding value back in this sector of the market. The absorption rate, in terms of how long these homes sit on market, paints a slightly different picture. Median days on market for Kihei homes registered at 146, this by far the most of any of the areas the recorded over 5 sales.

July 2025 Maui Residential Update

Compared to July 2024, Maui’s single-family home market saw a 7% increase in sales and an 8% rise in the median price, reaching $1,315,000. The areas leading the way were Kihei, Wailuku and Pukalani. While slightly longer days on market favors buyers, one in five properties is still selling above list price. So if a home fits your criteria and budget, don’t get caught sitting on the fence!

July 2025 Maui Condo Update

Maui’s condo market continues its sluggish pace, with both sales and median prices down 16% year over year. Kihei condos do continue to pace this sector in terms of total sales, as the 21 closings represented 40% of condo transactions island wide. While inventory across Maui remains elevated at a 15-month supply, a subtle shift is emerging as active listings and new inventory begin to trend downward. It’s a classic case of supply and demand; fewer condos on the market could benefit current owners and prospective sellers. That said, it may still take some time before the condo market finds its balance.
